Spring in full swing means a lot of rain ahead. And when the rain starts creeping in, damp and mould aren’t far behind.

Whether you're a landlord, homeowner, or managing a rental, now’s the time to keep a close eye on your walls, ceilings, and that ever-dodgy back bedroom.

London Homes & The Usual Suspects

London properties – especially the older ones – are charming, sure. High ceilings, original cornices, maybe even a fireplace that doesn’t work but looks great. But with age comes a bit of wear and tear. Add in our damp British weather, and you’ve got the perfect setup for mould to move in uninvited.

What Are the Warning Signs?

A few things to keep an eye (and nose) out for:

  • Black dots or patches on walls and windows

  • That tell-tale musty smell (you know the one)

  • Peeling paint, warped wood or stained plaster

  • Cold corners or walls that never seem to dry

Don’t assume it’ll sort itself out. Mould is cheeky like that — the longer it stays, the harder it is to shift.

What’s Actually Causing It?

In most London homes, it's one of these:

  1. Condensation – Warm, moist air hitting cold surfaces (common in bathrooms, kitchens, or bedrooms with poor airflow).

  2. Penetrating Damp – From water getting in through cracked brickwork, dodgy windows, or roof leaks.

  3. Rising Damp – Usually found in ground-floor flats or Victorian homes without proper damp proofing.

What You Can Do About It

The good news? A few small habits can make a big difference. Remind your tenants to:

✔️ Open the windows (yes, even when it’s freezing — five minutes can do the trick) ✔️ Get the extractor fan on when cooking or showering ✔️ Dry clothes outdoors or use a dehumidifier (especially in smaller flats) ✔️ Keep rooms heated, even a little, to prevent cold spots ✔️ Pull furniture away from walls to let air circulate

Found Mould Already?

If it’s a small patch, you might get away with a scrub-down using mould remover or white vinegar. But if it’s spread or keeps coming back, there’s likely an underlying issue — and that’s where we come in.
